One of the most common questions I hear is:
“Why is my online home estimate different from what homes are actually selling for?”

And honestly? Online estimates can be helpful as a starting point… but they are NOT the full picture.

Many homeowners are surprised to learn that automated home values can sometimes be off by tens of thousands of dollars, depending on the property and area.

Here’s why.

Online estimates do not actually walk through your home.

They can’t see:

Especially in areas like North Central Texas, lake communities, rural properties, ranches, and custom homes, automated systems often struggle because properties are not always “cookie-cutter.”

  • better layout
